This phase shall provide the necessary information required
to develop a proper "scope of work" to ensure a cost effective,
long-term solution for existing roof areas. During this phase we
will identify areas in need of preventative maintenance, repair,
modification, or replacement. A written report and entry into the
InfoRoof™ Computer Database summarizes/documents our findings
at the conclusion of this phase. The following is the general "scope
of work" to be performed under this Phase:
• Interior - visual examination and walk with site-based
personnel to establish past and present sources of water entry
into the building.
•
Exterior - visual examination of the waterproof integrity of all
vertical wall systems.
•
Exterior - visual examination and identification of all roof-related
membrane and sheet metal flashing, penetrations and projections,
and roof mat/deck assemblies.
•
Determine / Evaluate existing roof-top drainage, and assess additional
slope to drain requirements
•
Core sampling /cross-section analysis of the existing roof mat,
insulation and deck assembly.
•
Moisture meter readings of the membrane, insulation and deck assembly.
•
Measure/Draw all roof plan areas, and associated penetrations and
projections.
